Design and Build Process
Site Meeting
The first step is to arrange a sit meeting at the property. This gives us an opportunity to meet in person and discuss in more detail what you are looking to achieve with the space. Some initial measurements can be taken and the next steps can be explained. Site meetings in London are free of charge.
Fixtures, Fittings, Equipment (FFE)
From this initial meeting if you would like to proceed from that point, we will provide a rough sketch floor plan and start on an itemised list of fixtures and fittings (FFE). We will provide options to choose from, until we have a final document to work from.
Drawings
Once the FFE is complete and to your satisfaction, we will be able to start detailed drawings of the space. These drawings will include a floor plan and elevations, showing the items selected in FFE in the appropriate place.
Schedule of Works
In order for the builder to complete the works a Schedule of Works will also be required. This itemises all the work that will take place.
Quotes
At this stage you will have all the appropriate documents (FFE, Drawings and Schedule of Works) to be able to get quotes from the builder for the works. We would ideally like to meet with the builder beforehand to ensure that everything with the drawings and schedule is in order.
Sourcing
At this point you are ready to start ordering the items from the FFE. Ideally all items should be delivered on site before works beforehand to avoid any delays.
Build & Project Management
Once you have all the required items on site you are ready to get started on the build. We are able to act as project manager on site and would act as a middle man between you the client and the builder. We will manage the build for you throughout, from the implementation to the final snagging. We will be on site at a minimum of once a week to meet with the head builder.
