Design and Build Process
Site Meeting
The first step is to arrange a site meeting at your property. This gives us the opportunity to meet in person, discuss your project in detail, and gain a clear understanding of what you would like to achieve with the space. We will take initial measurements and talk you through the design process and next steps. Site meetings within London are free of charge.
Fixtures, Fittings, Equipment (FFE)
Following the initial consultation, if you decide to proceed, we will prepare a preliminary floor plan and begin creating an itemised Fixtures, Fittings & Equipment (FF&E) schedule. We will present carefully selected options and refine the specification with you until every detail has been agreed.
Drawings
Once the FF&E schedule has been finalised, we will produce detailed drawings of the space. These will include floor plans and elevations, showing the agreed fixtures, fittings and finishes in their correct locations.
Schedule of Works
Alongside the drawings, we will prepare a comprehensive Schedule of Works. This document details every element of the project and provides the builder with clear instructions on the scope of work to be carried out.
Contractor Quotes
At this stage, you will have all the documentation required to obtain accurate quotations from builders, including the FF&E, drawings and Schedule of Works. We recommend meeting with your chosen builder beforehand to review the documents together and ensure everything is fully understood before work begins.
Sourcing
With the design complete, it's time to order the specified furniture, fixtures and equipment (FFE). With building projects, when possible, we recommend that all items are delivered to site before the build begins to minimise delays and keep the project running smoothly.
Build & Project Management
Once all materials and products are on site, the build can begin. We can act as your project manager throughout the construction phase, serving as the main point of contact between you and the builder. We oversee the project from implementation through to final snagging, carrying out regular site visits (typically at least once a week) to monitor progress, answer questions and ensure the design is delivered as intended.
Styling & Set-Up
To complete the project, we offer a professional styling and set-up service. We will unpack, install and carefully style all furniture, accessories and finishing touches, ensuring the space is fully prepared and ready to enjoy from day one.
